Planning and Zoning

Comprehensive Plan

How your property can be used depends on many factors.  The Town’s vision for its future is reflected in the Comprehensive Plan.  This plan directs differing types of development to areas within the Town.  To achieve the plan’s goals, zoning districts are established; districts allow for housing developments, business, manufacturing, or farming and other rural activities.

Zoning Ordinance

Council recently approved an updated zoning ordinance.  The zoning ordinance defines how property in a zoning district can be used and what can be built.  It outlines procedures for establishing and expanding businesses and for obtaining permits, such as special use permits, home occupation permits, food truck permits, sign permits and short-term rentals.  It also establishes a method for requesting to change a property’s zoning district, known as rezoning.

Special Uses, Rezoning & Variances
The Special Use (SUP), Rezoning & Variance processes, as well as certain re-uses may require a Pre-Application meeting with Town Staff.  Typically, these pre-application meetings are scheduled 3-4 weeks from the Pre-Application date of request.  For small scale projects, a meeting or phone call with just Planning Staff may be sufficient.  Please contact the Town Office for additional details.

Lot Line Adjustment/Relocation $25 for no more than two lots

Sign – B-2/B-3/I-1/I-2 Freestanding/Wall-Canopy-Projection-Painted – $200/$100
Telecommunications/All Others – $3,000/$1,000
Zoning Confirmation/Determination – $200/$500
